Physician Loan Lenders in Washington State
Physician loans come from a short list of banks and credit unions, and not all of them lend in Washington. This list includes only lenders whose own pages confirm the program is offered here, checked November 2, 2026.
It is alphabetical, not a ranking. No lender pays Brian or this site, and no lender asked to be included. For how the programs work and how the down payment steps up with the loan amount, start with the main guide.

Confirmed for Washington
Each row reflects the lender’s own page, which says the program is offered in Washington.
| Lender | Who it lists | Washington proof | Program page |
|---|---|---|---|
| BMOBank | MD, DO, DDS and DMD, plus residents and fellows; not for physicians more than 10 years past training | Yes. Its program page covers primary homes in all states except New York | Physicians' Mortgage Program |
| Salal Credit UnionCredit union | Healthcare workers, from nurses, physicians, dentists and optometrists to administrative and IT staff; Salal membership required | Yes. Its page names Washington among seven western states it lends in | Healthcare professional home loans |
| TruistBank | MD, DO and DPM residents, interns and fellows; practicing MD, DO, DPM, DDS and DMD within 15 years of training | Yes. Its page excludes only Alaska, Arizona and Hawaii | Doctor Loan |
Terms as published by each lender; not an offer of credit. Programs change often, and every loan is subject to the lender’s approval.
How to use the list
- Confirm three things first. That the lender lends in Washington, that it accepts the buyer’s credential and stage of career, and that its loan sizes fit Seattle prices. The main guide shows how the tiers step up and the 2026 King County loan limit.
- Price at least two on the same day. Rates move daily, and quotes for the same doctor can differ widely between lenders. Physician vs. conventional shows why the comparison matters.
- Check the license. Washington’s Department of Financial Institutions points consumers to NMLS Consumer Access to look up a loan officer or company.
- Dentists and residents. Coverage is thinner for dental residents; see home loans for dentists and residency timing.
Lenders not on the list
Programs that may reach Washington. Bank of America, Huntington, KeyBank, Flagstar, First Citizens and Alliant Credit Union publish physician or medical professional programs, but their own pages don’t name the states they serve. Big Law Investor lists all six for Washington (April 2026), and KeyBank has Seattle branches. Ask each lender to confirm in writing before relying on it. Program pages: Bank of America, Huntington, KeyBank, Flagstar, First Citizens, Alliant.
Programs that don’t appear to. TD Bank and Fifth Third publish physician programs but are left off: TD lends only where it operates, and its locations list shows 15 East Coast states and D.C.; Fifth Third’s page names no states, and a LeverageRx list of its states did not include Washington (checked November 1, 2026).
Named only on review sites. Review sites also list U.S. Bank and Citizens for Washington; Student Loan Planner's Washington list (March 2026) is one example. Those lenders’ own pages didn’t publish the program when checked.
“Washington Trust” on national review sites usually means The Washington Trust Company of Rhode Island, not Spokane’s Washington Trust Bank. Financial Residency's review says its loan is not available in all 50 states. Spokane’s bank mentions “specialty residential mortgage products” on its healthcare banking page but names no physician program.
Some local banks and credit unions don’t advertise a physician program at all; BECU's home loan page, for example, lists none. Portfolio lenders sometimes offer one without advertising it, so it is worth asking a buyer’s own bank.
Questions about lenders
Which lenders offer physician loans in Washington State?
BMO, Truist and Salal Credit Union confirm it on their own pages: BMO's program covers every state except New York, Truist's every state except Alaska, Arizona and Hawaii, and Salal names Washington among its states. Bank of America, Huntington, KeyBank, Flagstar, First Citizens and Alliant publish programs without naming states, so ask them directly.
Do any Washington credit unions offer physician loans?
Salal Credit Union publishes a home loan program for healthcare workers, including physicians and dentists, for homes in Washington and six other western states; membership is required. BECU's home loan page did not list a physician program when checked.
Is this list a ranking or paid placement?
Neither. Lenders are listed alphabetically, none paid to be included, and Brian receives no fee from any lender. The best way to compare is to get quotes from at least two lenders on the same day.
How can a buyer check a loan officer's license?
Washington's Department of Financial Institutions points consumers to NMLS Consumer Access, where a loan officer or mortgage company can be looked up by name or NMLS number.
